Pfefferle Management, the largest property management company in Northeast Wisconsin has an opening in our HVAC department for a full-time commercial service technician. We are also members of the Associated Builders and Contractors and are approved trainers for their HVAC-R and sheet metal apprenticeship programs. As a member of our team your duties will include general planned maintenance and repairs on HVAC equipment, service calls, emergency service, time and material work and be part of the on-call rotation taking after hours calls one week (Monday thru Sunday) every 14th week during the year.
Responsibilities:
- Perform service and repair work on commercial heating, ventilation and air conditioning systems. Including but not limited to boilers, air handling equipment, chilled water systems, hot water reheat systems, DX systems, exhaust systems and other HVAC equipment.
- Perform planned routine maintenance on heating, ventilating and air conditioning systems.
- Trouble shoot and repair of HVAC systems and components.
- Prepare pertinent information and written documentation for invoice processing by the office personnel including work reports, time spent on jobs and material used.
- Build and maintain a solid professional working relationship with our customers, clients, vendors, outside professionals, team members and all others contacted on behalf of the organization.
- Perform other duties as assigned by the Service Manager
- Routine preventative maintenance.
- Be proficient with the tools of the jobs.
- Knowledgeable of how to safely handle tools and equipment when working with electrical, HVAC and plumbing systems.
- Maintain a clean working environment.
- Follows all safety procedures (monthly safety meetings).
- Work within the expense limits established for the facility.
- Maintain inventory controls for cost effective operations.
- Responsible for monitoring all work being performed by outside contractors for quality of workmanship and approval of finished products.
- Carry a company provided cell phone as required for on-call maintenance.
- Responsible for alerting Property Manager of any unusual occurrence and/or property damage that may have taken place or that may occur.
- Maintain a professional courteous manner with all tenants, vendors, contractors and fellow employees.
- Assure safety standards are used which comply with all company, local, city, state and federal guidelines.
- Ensure compliance of all work related activities in a fair, ethical, and consistent manner.
- Follow established company policies and those outlined in the Employee Handbook.
- Special projects and other responsibilities as may be determined.
- Become proficient with the tools of the jobs.
- Complete payroll time sheets and log sheet and submit to HR and administrative assistant by 10am on Mondays.
- Complete grounds work as directed which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
Qualifications:
- High School Diploma or GED
- Full understanding of HVAC systems, building automation systems, operation and maintenance requirements. We will train the right person if lacking in some areas.
- HVAC associate degree or 3 years’ experience in HVAC mechanical service
- EPA certified in refrigerant recovery
- Valid Driver’s License
- Must consent to a background check if offered the position
Working Conditions:
Working conditions can vary from site to site. This position requires the ability to stand, sit, squat, stoop and kneel. Considerable walking, standing, bending, reaching, grasping, bending and flexing arms, wrist, hands and fingers, turning torso and head may also be required.
